South Africa’s property market is experiencing a renewed sense of optimism, and at the heart of this momentum is a rising generation of young buyers boldly stepping into property ownership.
According to Absa’s latest Homeowner Sentiment Index (HSI), South Africans under the age of 44 are the most confident in the long-term value of property. This age group recorded a striking 89% confidence level, compared to 81% among homeowners aged 55 and above, highlighting a clear generational shift in property sentiment.
Younger buyers are not only optimistic — they are active. In the most recent quarter, consumers under 44 accounted for 50% of all property purchases, reinforcing their growing influence in shaping the future of the market. First-time buyers, in particular, continue to dominate home loan applications as confidence steadily improves.
Geographically, the data reveals another interesting trend: inland homeowners are more optimistic than their coastal counterparts. More affordable pricing in inland regions has made these markets especially attractive to aspirational buyers looking to enter or expand their property portfolios. Coastal areas, particularly the Western Cape, are experiencing a different dynamic driven by higher price points.
Speaking on the findings, Nondumiso Ncapai from Absa described the rise of young property buyers as both exciting and aspirational.

“Owning property is a dream that many would love to achieve in their lifetime, and we’re seeing that dream come alive among younger customers,” she said.
Ncapai added that improving market confidence is closely linked to affordability, noting that lower interest rates could unlock even greater participation across key segments of the market.
“It’s a positive sign for the industry and for those who believe property remains the right long-term investment,” she concluded.
As confidence builds and access broadens, South Africa’s property landscape is increasingly being shaped by a generation that sees ownership not just as a milestone — but as a strategic move toward long-term wealth and security.
